Summer Renovation Projects

Summer is finally here! Now is a better time than ever to begin your home improvement projects-the weather is great for outside work and MOST IMPORTANTLY if you want to capitalize on the amazing fall real estate market, you need to be ready by mid September. To help you get a head start, here is a list of five renovation projects that will increase the overall value and enjoyment of your home.

 

1.    Prepare for Winter

Now I know this may seem strange to be thinking about winter when summer has just begun; however, now is the best time to be preparing your home before the wet weather arrives. Start by draft-proofing your home to prevent heated or cooled air from escaping around windows, doors, and baseboards. This will not only provide great cost savings, draft proofing will help regulate your home’s year-round indoor air temperature and humidity.

 

2.    Re-roofing Your Home

With a lesser chance of rainfall during the summer months, now is an excellent time to carry out any roofing projects for your home. Replacing your roof can be expensive, but holding off often creates more problems (ie. water damage) in the long run. Start now while the weather is good and speak to a roofing professional who can provide information on the various roofing materials and prices. 

 

3.    Master En-suite and Kitchen Renovations

Updating your master bathroom or kitchen will offer the best return on your investment. This doesn’t necessarily mean spending big bucks on home improvements. A fresh paint coat and/or updating cabinetry can go a long way. Updating countertops and fixtures also adds to the value of the space.

 

4.    Hardwood Flooring

Updating flooring is an excellent way to add value to your home. If you already have hardwood floors, but they have seen better days, the easiest way to boost their appeal is to refinish them. Hardwood is typically the most durable flooring material you can choose for your home; however, there are other options including laminate, tile, concrete, and cork. With so many great selections to choose from, new flooring can be done on any budget and for any style preference.

 

5.    A Fresh Coat of Paint

This may seem too simple, but you would be amazed at what a fresh coat of paint can do for a home.  Paint is the perfect way to enhance the look of your home.  Choose colours that compliment your surroundings and provide a nice flow throughout your home. One of the most effective ways to use colour to transform a room is to play with its architectural features. Add another layer of interest to coloured walls by painting molding, mantels, and built-in bookcases.   As they say, paint is the most inexpensive reno and it is worth a lot more on the walls than it is in the can!
